Our Mold Cause Inspection is a focused, non-invasive assessment designed to find where moisture is coming from, why it’s staying, and what conditions are allowing mold to return—so you can fix the cause, not just clean the surface.

What this service helps you answer

  • Where is the moisture coming from? (leak, condensation, ground moisture, ventilation issues, roof/window intrusion, plumbing, etc.)
  • Why is it not drying out? (hidden wet materials, trapped humidity, poor airflow, missing vapor control, incorrect exhaust setup)
  • Is mold likely to return after cleaning? (if the source remains, it will)
  • What should be repaired and in what order? (to avoid wasting money on repeat remediation)

Tools and methods we may use (non-destructive first)

Professional moisture meters (pinless and pin/probe where appropriate)
Thermal imaging to locate suspect damp areas and temperature-driven condensation zones
Humidity/temperature readings and targeted checks of known failure points
If needed, we can recommend targeted opening (small controlled access) only after identifying the best location—so you don’t open walls blindly.

A map/list of affected and at-risk areas
Action plan with recommended fixes in the correct order:
  • stop the moisture source
  • dry/ventilate correctly
  • remove/clean affected materials (as needed)
  • rebuild with proper moisture control

Not automatically included: lab testing/air sampling (we can coordinate it if your situation requires documentation for a landlord, insurance, or medical sensitivity concerns).
